Do I need the Condominium Corporation to approve construction of any building or structures on my lot? What if I want to make repairs, make alterations or renovations?
Yes, in addition to any building permits you may need from the Municipality of East Hants, you need to get approval from the Condominium Corporation prior to building, renovating, altering or repairing any building or structure.
Declaration (4.01 (g)), all preliminary plans for the construction of a building or other structure on the unit must be approved by the Corporation. Prior to making any alterations or repairs to the unit, the owner shall submit its plans to the Board of Directors of the Corporation in accordance with the By-laws for approval (4.02 (r)).
Even if the work being done does not require a building permit from the municipality, you still need approval from the Condominium Corporation. Examples of this are building a small shed or installing solar panels.
Any interior renovations that do not make the building different from the submitted plans do not need to be approved. An example of this is changing flooring. Any repairs returning the building or structure to the state reflected in the submitted plans also do not need approval. An example of this is repairing a roof after tree damage.
It is understood that some minor projects may not have plans such as solar installations or constructing a small shed. In these cases, approvals can be sought by briefly describing the project and its location.
To seek these approvals, electronic plans and or descriptions of the project can be emailed to . If you do not have the ability to submit electronically, paper requests for approval and plans can be mailed to:
Hants County Condominium Corporation No. 12
PO Box 34
Mount Uniacke, NS
